GATED Properties Global Breaks Ground on Two New Class A Industrial Buildings in Trotwood Industrial Park
TROTWOOD, OHIO — Gated Properties Global (GPG), in partnership with the City of Trotwood and the Trotwood Community Improvement Corporation (TCIC), has officially broken ground on two new Class A industrial buildings in the Trotwood Industrial Park, marking the next phase of continued industrial growth and investment in the community.
The groundbreaking comes amid strong industrial demand across Ohio and the broader Midwest, where companies are increasingly seeking move-in-ready or near-term industrial space to accelerate operations and meet market timing requirements.
Site work is now underway on the two speculative developments located along Prosperity Drive, totaling more than 158,000 square feet of new modern industrial space. The projects advance the same public-private partnership framework that recently supported major industrial investments in Trotwood, including Beontag and Westrafo’s North American operational facilities.
A formal dedication and ceremonial event will be held later this spring as construction progresses.
Mayor Yvette Page said, “Breaking ground on these new Class A industrial buildings is another important step forward for Trotwood. These projects reflect our commitment to smart growth, strong partnerships, and creating opportunities that bring quality jobs and long-term investment to our community.”
The two buildings are being developed by Gated Properties Global, a national industrial developer known for delivering high-quality, flexible facilities designed to meet today’s accelerated market demand. Both buildings will be constructed as Class A industrial product, consistent with the design and performance standards established by recent developments within the Industrial Park.
City Manager Quincy Pope said, “This groundbreaking represents the continuation of a proven strategy for Trotwood. By working closely with Gated Properties Global, TCIC, and our school partners, we are delivering the type of modern, move-in-ready industrial space that today’s employers are actively seeking. This is how we remain competitive and continue building momentum in our industrial park.”
Project Overview
• 100,000-square-foot industrial building
Designed to accommodate advanced manufacturing, logistics, or distribution users; configurable for single-tenant or multi-tenant occupancy based on company needs and market demand.
• 58,000-square-foot industrial building
Designed for smaller-scale industrial, assembly, or logistics users; also eligible for single-tenant or multi-tenant configurations based on company needs and market demand.
Together, the facilities expand Trotwood’s inventory of high-quality industrial space at a time when companies are prioritizing existing or under-construction buildings with defined delivery timelines, rather than build-to-suit or greenfield development. Both buildings are targeted for delivery in 2026, subject to construction progress and tenant requirements.
The Trotwood Industrial Park offers immediate access to regional transportation networks, a skilled workforce, and proximity to major Midwest markets, strengthening the City’s ability to compete for new employers and investment.

The projects are supported by 15-year, 100% property tax abatements, approved by Trotwood City Council with the support of both Trotwood-Madison City Schools and the Miami Valley Career Technology Center (MVCTC). These approvals reflect a shared commitment to balancing economic development with long-term community and educational benefits.
The Prosperity Drive sites are also located within a federally designated Opportunity Zone, which may provide an additional tool to support qualified, long-term investment in the project area, subject to applicable program requirements.
