TROTWOOD, OH – The Trotwood Community Improvement Corporation (TCIC) and the City of Trotwood are proud to announce that the redevelopment of the former Sears department store has been awarded $2.5 million in Ohio Historic Preservation Tax Credit funding by the Ohio Department of Development.

This award marks the first time a Trotwood project has received historic tax credit funding, and it will play a crucial role in revitalizing the long-vacant site into a vibrant, multi-tenant commercial and civic facility that supports small businesses, food entrepreneurs, and public services.

“This historic tax credit award will help bring new life to an iconic space. I am proud to see our community’s past being honored in a way that supports a new generation of businesses, jobs, and energy in Trotwood,” said Trotwood Mayor Yvette F. Page.

City Manager Quincy Pope added, “This tax credit award is another powerful endorsement of Trotwood’s momentum. By combining these credits with our Congressional Project Funding and Ohio Department of Development Brownfield Remediation Grant, we are delivering a high-quality, high-impact project while keeping lease costs down for the small businesses and nonprofits that will call this space home.”

The Trotwood Sears Redevelopment project is also supported by a $2 million Community Project Funding award from Congress and environmental remediation resources from the State of Ohio. Combined, these funding sources ensure the delivery of a well-designed, inclusive space that honors the community’s history while creating pathways for future growth.

“This project is about more than just a building — it’s about building opportunity,” said Chad Downing, Executive Director of TCIC. “Thanks to this historic tax credit award and the strong partnership between TCIC and the City, we’re creating a landmark that will serve as a launching pad for businesses, entrepreneurs, and community engagement for decades to come.”

Construction is expected to continue through 2025 with phased tenant build-outs in 2026.
